Erik Warner

Principal & Co-Founder

Erik leads the charge in identifying and transforming underperforming properties into vibrant, community-focused boutique hotels and drives EPHP’s strategic direction, acquiring high-potential assets in high-barrier-to-entry areas and building portfolios that capture the essence of local culture while delivering memorable guest experiences. His career began in 1990 as a housekeeper, sparking a deep-rooted understanding of hospitality that has since evolved into leadership roles centered on creating independent, sustainable properties. With extensive experience at top firms in hotel real estate investment, including Ramsfield Hospitality Finance, JLL, and HVS International, Erik has managed and overseen investments in over 100 hotel assets globally, valued at over $2 billion. Bringing more than two decades of industry expertise, he embodies a commitment to redefining hospitality through strategic, community-focused investments that elevate guest experiences and drive value.  As a founding partner of the Independent Lodging Congress (ILC), he has also created a platform that unites independent hospitality professionals in exploring new ideas and industry-changing conversations. Erik has served in Cornell Hotel Society’s advisory board since 2000. He is also a board member of the Center for Responsible Hospitality. He graduated from Cornell University’s Hotel School.
